Covid-19 has changed the travel industry dramatically, leading to uncertainty for many.
We know that it’s difficult to plan and book holidays when there’s a potential risk that you may not be able to travel later, due to government advice.
That’s why we introduced risk-free flexible bookings to allow you to make any new holiday booking with confidence. This cover is free and automatically added to all UTT holidays. This offer alters our standard Terms and Conditions.
How it works
If travel restrictions are imposed by the government (including in the devolved nations) meaning that your booking cannot go ahead, you will not lose any of the money you have paid. We will create a credit note for you to rebook your holiday at a later date. Note that your reservation is protected through a credit note and not a refund; we try to be equally fair to property owners and guests in this challenging time.
If the travel restrictions are nation wide (including in each of the devolved nations) there is no need to contact us. We will cancel your booking and create a credit note for you to use at a later date.
If, however, your local area enters a tier that prevents travel, we ask that you email us on hello@underthethatch.co.uk to let us know. We will then issue a credit note as above.
There may be some cases where your reservation is associated with ‘essential work’, and can go ahead, and we ask you to get in touch if that is the case.
Credit notes can be put towards a holiday at the same property for any time, up to a year from the current arrival date.
We ask that any changes are made in good time, and no later than 48 hours before arrival. This is to be fair to our housekeepers.
For extra peace of mind, we have also reduced the deadline for the final payment from 8 weeks to 40 days before the start date of your holidays.

Hi. We’re so grateful for your flexible booking policy. We’ve booked Fron Fach for October half term Monday 26th Oct to Friday 30th Oct, and it looks likely that Wales will go into lockdown for a few weeks over that period. The announcement apparently won’t be made until Monday 23rd, so we’ll hold off asking to rebook til it’s certain, but – just checking – if we go into lockdown, we’ll be OK booking for another date, won’t we? We live in Monmouthshire which is low risk so if there’s no lockdown, we’ll be fine to still come.

Hello Susan, if Wales goes into lockdown, or if Ceredigion goes into lockdown (which is where Fron Fach is), or if you cannot come because Monmouth is put into a local lockdown, then yes you would be able to move your holiday. Thank you for getting in touch! Fingers crossed you will still be able to come to Fron Fach.
If I need to self isolate or have symptoms around the time of my booking, can I change the dates free of charge?
If you provide a positive COVID test then yes we’d allow you to move dates in these circumstances even if no lockdown in place, but no you wouldn’t be covered for other scenarios where you decide not to travel of your own volition.

I have the same question as Joanna George. If I am advised to self-isolate because of symptoms / close proximity to someone with a positive COVID test will I still be able to change the dates free of charge? The information focuses in govt advising against travel / locking areas down so I just want to be clear before booking dates in November.

Hi Bethan, we are in London and booked a cottage to come to Wales on the 30th of October. As London is moving to tier 2 as of this Friday at midnight and the Welsh government has stated that no travel can be made from high risk areas into Wales, is it possible for us to change our dates to 2021 without penalty or admin charges? Thanks!

With a full Welsh lockdown looking increasingly likely over half term and the week after (at least), will bookings in Wales for that period be automatically cancelled? I can’t change any of my dates on the self service page as it always gives a “Invalid data. You can’t book for selected parameters.” error.

We are very much hoping to book a holiday with you in the summer – possibly June or July, in the hope that we’ll be able to travel at that time. If we go ahead and make the booking, would we lose our deposit if we are prevented from travelling due to government guidelines?
Hi, thanks for your message – if you make a new booking now to find that there is government advice against travel either in your home location or the property location for the dates you are due to travel, we will allow you to change your dates to a later date (there may be a bit more to pay depending on the dates that you choose) or will issue you a credit note for the amount that you have paid to be put towards a holiday when things are more settled.

I have a similar query to the one above – we are due to come to one of your houses in April, having already had to rebook from Christmas. We are due to pay the final payment on 21 February but may not known then if we are able to travel at Easter. You mention a credit note above but we were not offered this option when we had to rebook at Christmas- only told that we had to use the deposit towards the same property. Can you clarify? Thanks
